The best deals come from owners nobody else can reach.
They moved out of state. They inherited a house they never wanted. They stopped answering mail years ago. You can find their property in minutes. Finding them is the hard part.
That's what skip tracing is for.
What is skip tracing?
Skip tracing is the process of finding contact info for a person who is hard to locate. The name comes from the phrase "skipped town."
Debt collectors, bail bondsmen and process servers used it first. Real estate investors picked it up because it solves their biggest problem: you know which property you want, but you don't know how to reach the owner.
In real estate, skip tracing takes an owner's name and property address and returns:
- Phone numbers (mobile and landline)
- Email addresses
- Current mailing address
- Sometimes relatives or associated people
How skip tracing works
Skip tracing services match an owner's name and address against large databases. Common sources include:
- Public property and tax records
- Credit bureau header data (name, address and phone, not credit details)
- Utility and telecom records
- Consumer marketing databases
- Court and public filings
The service links records that belong to the same person, then ranks the most likely current phone numbers and emails. Good providers refresh their data often, because people change numbers and move.
No service finds everyone. Match rates depend on the data source and on your list. Owners in LLCs, recent buyers and people who keep a low profile are harder to match.
Why real estate investors skip trace
Direct mail works, but it's slow and easy to ignore. A phone call or text gets a real conversation started. Skip tracing lets you:
- Reach sellers before other investors do. Speed matters when an owner is in pre-foreclosure or dealing with a vacant house.
- Market across more channels. Mail, calls, texts and email together beat any one channel alone.
- Find owners who moved. Absentee owners often don't live at the property, so mail to the property address never reaches them.
- Revive dead leads. Old leads with bad numbers can come back to life with fresh data.
DIY skip tracing vs. paid services
You can skip trace by hand for free. It just takes time.
Free methods:
- County assessor and recorder records for the owner's name and mailing address
- Search engines with the owner's name and city
- Social media profiles
- Obituaries, for inherited or probate properties
- Secretary of State records, for properties owned by an LLC
This works for one or two hard-to-find owners. It doesn't work for a list of 500. For a step-by-step on the free methods, read How to Find the Owner of Any Property (5 Ways).
Paid services run the search in seconds and return phone numbers you can't find on Google. The tradeoff is cost per record.
How to skip trace a property owner
You have two options: one record at a time, or a whole list at once.
One record: Open the property, click skip trace, and get the owner's numbers in seconds. Use this for a hot lead you want to call today.
A whole list: Select your list and run a batch skip trace. This is how most investors work, because you skip trace the list once and market to it for months. See the full walkthrough in Batch Skip Tracing: How to Skip Trace a Whole List at Once.
Either way, build a tight list first. Skip tracing costs money per record. Filter for owners who are likely to sell before you trace. Not sure where to start? Read Motivated Seller Leads: Where to Find Them in 2026.
What to do with skip trace results
- Scrub the list. Remove or flag Do Not Call numbers and known litigators.
- Start with the best number. Call or text mobile numbers first.
- Work every channel. Pair calls and texts with direct mail and email.
- Track everything. Log every call, text and reply in a CRM so you know who to follow up with and when.
- Follow up. Most deals don't close on the first touch. Plan for several.
Skip tracing and the law
Skip tracing itself is legal. The data comes from sources that are available to businesses. How you use the data is where the rules apply.
- National Do Not Call Registry. If you make cold sales calls, you need to check numbers against the registry and keep your list current.
- TCPA. The Telephone Consumer Protection Act limits autodialed calls, prerecorded messages and texts to cell phones without the owner's consent. Fines can run $500 to $1,500 per violation.
- State laws. Some states have their own call and text rules that go further than federal law.
- Litigators. Some people file TCPA lawsuits for a living. Scrub them out.
This is general info, not legal advice. Talk to a lawyer before you launch a calling or texting campaign.
How much does skip tracing cost?
Most services charge per record. Prices usually land between a few cents and about 25 cents, depending on volume and what's included. Before you buy, check:
- Do they charge per record or only per match?
- Are DNC flags and litigator scrubs included?
- Do you have to buy credits in big blocks?
Invelo includes skip tracing credits on every paid plan: Deal Finder includes 1,000, Growth includes 5,000 and Professional includes 10,000. Extra records cost $0.15, $0.12 or $0.10 depending on your plan. Results include phones, emails, DNC flags and a litigator check.
Skip tracing FAQ
Is skip tracing legal? Yes. Using the results to call or text is regulated, so follow DNC and TCPA rules.
How accurate is skip tracing? No provider is 100% accurate. People move and change numbers. Fresh data and a provider that ranks numbers by likelihood help.
Can I skip trace for free? Yes, by hand, using public records and search. It's slow and rarely turns up phone numbers.
What's the difference between skip tracing and a people search site? People search sites are built for one-off lookups by consumers. Skip tracing tools are built for investors working whole lists, with bulk pricing and compliance flags.
